Levels of Service:

TENANT FIND - Set Up Fee: 90% of one months rent.

RENT COLLECTION - Monthly Fee: 9%

Set Up Fee- Three weeks rent

FULL MANAGEMENT - Monthly Fee -12%

Set Up Fee - Three Weeks Rent

FULL MANAGEMENT PLUS- Monthly Fee - 20%

Set Up Fee - Two Weeks Rent

INVENTORY FEES:

One Bedroom: £100.00

Two Bedrooms: £115.00

Three Bedrooms: 125.00

Four Bedrooms: £140.00

To complete a record of condition on the property and to include testing of smoke/carbon monoxide alarms and taking meter readings.

DEPOSIT REGISTRATION - £30.00

A tenants deposit by law must be registered with a government authorised scheme. Deposit Registration Fee is to register landlord and tenants details, protect the security deposit and to provide the tenant with the deposit certificate and prescribed information. 

SECTION 13 NOTICE - £100.00

A legal notice which is served on the tenant to increase their rent. This fee covers preparation of the notice and service.

SECTION 8 NOTICE - £150.00

Upon instructions we will prepare and serve a Section 8 in order to bring your tenant's tenancy to an end.

COURT ATTENDANCE - £200.00

Attending Court Proceedings with your appointed Solicitor as a Landlord witness.

ADDITIONAL PROPERTY VISITS - £50.00

To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit.

REPAIRS - 10%

Arranging access and assessing costs with contractor; Ensuring work has been carried out in accordance with the specification of works; Retaining any warranty or guarantee as a result of any works.

DEPOSIT NEGOTIATION - £80.00

Should a deposit be disputed by the tenant at the end of the tenancy, this fee covers completing the relevant documentation to the deposit scheme. 

INCOME & EXPENDITURE REPORT - £50.00

Provision of a statement of income and expenditure on an annual basis to assist in the completion of your Tax Return.

LICENSE APPLICATION - £180.00

Applicable where KPS have to apply for a license to the local authority on your behalf.

KEY CUTTING - £10.00 plus cost of key

For a member of staff to take keys to a local supplier and have copies cut.

GAS CERTIFICATE - £90.00

A certificate of compliance to ensure all gas appliances are deemed safe. All properties let and managed require a gas safety certificate at the beginning of the tenancy and annually. This fee covers KPS appointing the engineer, arranging access and the cost of the invoice. 

ELECTRICAL CERTIFICATE - Price varies on size of property

A certificate of compliance to ensure all electrical equipment and electrical installation are deemed safe. All properties let and managed require a electric safety certificate at the beginning of the tenancy and five yearly after. This fee covers KPS appointing the engineer, arranging access and the cost of the invoice. 

ENERGY PERFORMANCE CERTIFICATE - £120.00

All properties that are marketed for lettings or sales by law require an energy performance certificate. This fee covers Oliver & Bailey appointing the assessor, arranging access and the cost of the invoice. 

All fees are inclusive of VAT, unless stated otherwise.
